I am purchasing a residential property and the landlord does not provide electrical safety report? Could I ask the landlord to provide it to us?

The Government has published The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 (‘the Act’) which came into force on 1 June 2020 and imposes mandatory obligations on private landlords of residential properties in England to carry out tests and inspection by authorised persons on all fixed electrical installations not less than every five years or more frequently if mentioned by the report.

The Act will apply to new tenancies which begins on or after 1 July 2020 and the existing tenancies will need to comply from 1 April 2021.
